The Courtyard, Vinnetrow, Chichester – new business units

Vinnetrow Business Park is a well-established park on the outskirts of Chichester that houses a number of diverse businesses including a call centre, accountants, electronics company, health care business and professional services. The Courtyard was a speculative build of one U-shaped building offering 5 office units. It was designed to achieve an A level grade of Environmental Performance Certificate whilst being commercially viable and negotiation using Amiri’s Cost Plan Manager system ensured that this happened. Amiri continued to work hard with the design team and supply chain to ensure that construction on site was of the right quality to ensure that the end product achieved this and we were delighted when this was confirmed. Vinnetrow has excellent sustainability credentials as well as providing a successful business environment. Internally the space within the buildings is versatile and capable of being subdivided into smaller suites. The Courtyard has subsequently been taken over by the Chichester Free School whilst it establishes itself and searches for a new site on which to purpose-build a new campus.

Basepoint, Winchester – Business Centre Refurbishment

Basepoint Business Centres provide a wide range of high quality workspaces to let, including serviced and managed offices, workshops, trade counters and studios. Winchester was the first all office scheme and first refurbishment and new build mix. Many of the senior management team at Amiri were very familiar with the Basepoint product having already delivered Centres at Bournemouth and Andover and so were delighted to be commissioned to deliver Basepoint Winchester. The scheme was developed in partnership with the City Council in order to re-generate a brownfield site on a prominent corner of a Winchester business park. The project refurbished an existing four storey office building as well as providing a similar sized extension so that Basepoint could offer 66 new office suites to new and re-locating businesses in the region. The 25,000 sqft project was completed on time, on budget and in just 39 weeks. Accommodation was provided for the Basepoint Winchester Manager and her marketing team whilst construction was ongoing in order that they were able to successfully conclude tenancy deals ahead of completion and the first tenants moved in immediately after Amiri handed the building over.
